List 'pocket' is slang for a list that is not on the MLS. However, the Pocket listings appear in many different shades.
Sometimes a list is referred to simply as a "Pocket list" in the short time between when it is fixed by the seller's agent and the time it appears on the MLS. A list can sell broker prematurely paperwork MLS, which means the listing sold to someone who was aware of the inscription outside MLS, whether it's for a friend of the seller, a buyer known by the listing agent or a colleague from the listing agent. Sometimes this happens with an offer made during a period of ?prelisting. However, again, there may be rules MLS 'Exclusive Office' with which the broker must comply.
Other times, homeowners may seek to sell their private homes. They could ask their agent refrain of inscription of the property on the MLS to shut up the news of the sale. In this case, the sellers are selecting a list of Pocket more as a choice of marketing than anything else. But REALTORS R are bound by the Code of ethics to get the best deal for their client. Sellers should be aware that restricting a large pool of eligible purchasers of knowledge of the sale could reduce the final sale price.
The National Association of REALTORS R has not defined what constitutes a list of pocket or have an official policy about the practice. However, there are objections to some of the ways these lists say 'pocket' is used by some real estate professionals. Some practitioners believe that Pocket ads violate local rules of MLS. Others fear that retaining the qualities of the MLS can skew the numbers from comparable list for evaluators. Still others worry this Pocket ads could lead to abuses of single and dual agency relationships, if this is not handled properly.
