Affordable Green Homes in Connecticut

It wasn't too long ago when a house named "house of the year" was a McMansion, expensive to own and maintain, but perfect for the real estate narcissist. Most of these home for large egos were well above 5,000 square feet, multi-story with at least a three-car garage, a pool and in most markets, priced well above $1 million. My, how times have changed.

In Connecticut, the current house of the year is a 1,600 square foot split-level that is inexpensive to heat and maintain, and priced slightly above $200,000. In this price range, even for an expensive state like Connecticut, this newly constructed home is designed to compete with the glut of larger re-sale homes on the market.

In addition to its affordability, the home is sustainable and ultra-green. The builder, Mystic River Building Company, believes the home will go head-to-head with older, more traditional homes. A local realtor, however, believes the home may have problems in the marketplace, simply because some buyers neither get, nor understand green building.

The challenge is educating consumers about green building standards. After years of the media hyping green this and green that, people still don't understand the features and benefits of owning a green home. As one of the worst years on record for Connecticut's homebuilding industry comes to a close, builders need any edge they can get to fight the pre-owned home market.

This year, there will be fewer than 3,000 building permits issued in Connecticut. The state builders group hopes homes such as the "house of the year" spur interest in new construction. It is the task of the Connecticut builders association to promote the cost effectiveness of a newly constructed, energy-efficient home.

With an annual cost to heat and cool projected to be less than $800, older homes simply cannot meet the standards of new, green construction. Super-insulated walls and a heat pump that utilizes a whole house duct system for efficient air circulation, make this home easy on the budget.
